Grafted vs Non-Grafted
The main difference is that a grafted tree is using the exact genetic material of a productive tree from a species to create in essence a clone of that tree.
A non-grafted tree grown from seed will be made via reproductive cycles and can be a slightly different version of the parent tree.
A grafted tree takes a rootstock (tree of the same species) that has traits for stronger roots and disease resistance. Then you add a scion (genetic material) from the desired final tree. The result is a strong and resilient root system feeding the material from the desired fruiting tree.
What are the benefits to a grafted tree?

In most species like avocado, mango, jackfruit, and others, a grafted tree will produce fruit in 2-3 years. This is a huge advantage over non-grafted trees that can take upwards of 10 years.
The other benefit is getting the exact fruit that you enjoy. If you for example like a Florida Hass avocado. Growing a tree from seed is the ultimate gamble, because after 10 years the fruiting body of that tree can be slightly different due to genetic recombination during reproduction. (Example: your children are similar to you but never identical copies).
The only species where we do not graft, because our propagation methods still yield fruit in 2-4 years are: star fruit, black sapote, sugar apple, and soursop.
In the case of peppers, figs, and papaya the trees can fruit at will once conditions are met. Typically 3-6 months.
